Interest in consortium as an investment grows

With a 15-year history in Brazil, financial education has gradually become part of Brazilians' lives. The growing presence of the topic in everyday life puts the investment factor in the spotlight. And it is in this context that the consortium has been gaining relevance.

ABAC economist Luiz Antonio Barbagallo explains that, in economics, “investment” means the application of capital with the expectation of future benefit. Therefore, it ranges from financial assets, which yield interest and dividends, to physical assets, which generate returns according to their characteristics.

Barbagallo warns that, as time is one of the fundamental factors in projecting the results of each asset, short, medium or long-term expectations must be taken into account by the investor.

Furthermore, it is necessary to consider possible risks of each choice, as well as “not putting all your eggs in one basket”, as the saying goes.

Consumption, savings and investment
Opinions are divided on whether or not a consortium is an investment. After all, Brazilians created the mechanism as a self-financing mechanism for the acquisition of goods.

Investment: a consortium is an investment when the object acquired after the release of credit can generate financial or equity returns for the consortium member, depending on its use.

“In recent years, we have seen an increase in investors joining, whose objective has been to use the asset as an income generator,” says Paulo Roberto Rossi, executive president of ABAC.

Among the various investment possibilities via the Consortium System are real estate, vehicles, movable assets and services.

The examples begin with the biggest dream of Brazilians: owning their own home. However, the multiplication of objectives points to the acquisition of properties with two aspects. One is rental, as a generator of long and short-term rentals, the other is construction and sale.

In the segmentation of opportunities, both for individuals and legal entities, there are also commercial properties, land, renovations, warehouses, in addition to those on the plan or those for vacation use, including urban or rural properties, on beaches, farms, ranches, and even those located abroad.

It is worth noting that if the initial objective of the investor consortium member is to acquire a property ready for rent, but an opportunity arises to purchase lots for construction, he is free to make this change of plan. This is because these assets belong to the same category defined by the Central Bank of Brazil (real estate).

At the same time, opportunities for urban mobility are increasing. The constant growth of individual and collective needs in cities and the need to deal with congestion and pollution creates new business opportunities.
